PREPARE TO SELL

Preparing Your Property for Sale:

Enhancing the appeal of your property and leaving a lasting impact on potential buyers requires careful preparation. Here's what you can do:

1. Curb Appeal

Maintain a pristine landscape and add creative touches to your yard, such as vibrant annuals. These simple efforts create an immediate and positive impression on passers-by and potential buyers.

2. Property Repairs

Undertake simple upgrades like window repairs, and apply a fresh coat of paint to frequently used rooms. Consider having a roofer inspect your roof to make sure there aren't any leaks or rotten facia. A routine service on your air condition could help your AC pass inspection with flying colors. These items are not mandatory, but they can insure a quicker sale and a cleaner inspection when the time comes.

3. Cleanliness and Staging

Deep clean kitchen and baths, floors, and rugs. If you'd like to hire a professional company to do a deep clean, I can help with a few recommendations. Ensure your property is uncluttered, pleasant smelling, and well lit throughout. Pay attention to details; from tidying up to placing fresh flowers near the entryway. I'm happy to assess the property and offer suggestions to improve staging.

4. Seller Disclosure

I am very familiar with the legal procedures involved in disclosures and I am ready to help you develop a sellers disclosure statement beneficial to both you and the buyer.

5. Showtime

Presenting your property to potential buyers is my job. Buyers feel more comfortable discussing the property with agents rather than homeowners. The property will present better if you are not home for showings. More over, I will be present to share the strengths of the home and the benefits of living in the community to each perspective buyer.
